Many people are in rental situations who could actually afford to purchase a home, but who have never thought of themselves as homeowners.

The transition from renter to homeowner is a big commitment that involves many factors, including potential risks and rewards. As such, it is critical for potential homeowners to be informed consumers.The Home Ownership Counseling Program is designed to teach entry-level home buyers the advantages and disadvantages of homeownership and how to navigate the process of buying a home. The intent of the counseling is to create better educated new homeowners and minimize the incidence of default.

The purpose of any homeownership program is to provide an opportunity for families, who ordinarily could not afford to buy their own home, to share in the dream of homeownership. This program is designed to assist the family in positioning themselves to purchase a home through extensive training and counseling.


Home Buyer Education
Home Buyers Education ensures that first-time home buyers are informed consumers with regard to all aspects of home ownership. Topics covered include:

  • Credit Reports & Money Management
  • Loan Qualification & Financing Options
  • Shopping for a Home/Offers/Contracts
  • Appraisals & Inspections
  • Closing & Avoiding Foreclosure
  • Home Maintenance

Lease-to-Purchase
The Lease-to-Purchase Program allows program participants to get on a two-year track to homeownership. This provides time for the participant to repair credit issues, increase income or save a down payment, depending upon their particular situation. For information regarding the Lease-to-Purchase Program, contact the Housing Counselor at the Grand Junction Housing Authority.

Default Counseling
Mortgage Default Counseling provides one-on-one client consultations and may act as a negotiator between mortgage companies and the homeowner, with the objective to obtain structured agreements to avoid foreclosure and loss of the home.
